    During this first chat, we'll talk about why you're thinking about building, what you envision for your dream home, your personal style, and what your family needs. We'll also explain how our Design and Build process works and answer any questions you might have.

    After our chat, we'll schedule an initial meeting—we're happy to meet you at your building site, or another convenient offsite location. If you haven't already partnered with a building designer or interior designer, we're happy to recommend some trusted local professionals who we know will be a great fit for your project. And if you're already working with a designer, that's fantastic too. We're always happy to collaborate with your existing team to ensure a seamless and enjoyable process.

  • Next up is an in-person meeting. This is where we really dive into your ideas, review any plans you might have, and explore the possibilities of your building site—that's usually the best place to start. It's a great opportunity for us to get to know each other better and make sure we're all on the same page about every detail of your design visions and investment goals.

    Our Design and Build service makes the whole process from concept to completion smooth and straightforward. We collaborate with trusted local consultants, including building and interior designers, through every step—from initial planning to construction and those all-important finishing touches. This integrated approach ensures consistency, quality, and a stress-free experience, allowing you to truly enjoy watching your dream home become a reality.

    We'll also put together a detailed Concept Agreement Proposal for you, which clearly outlines all the project milestones, along with proposals from the building and interior designers.

  • We'll coordinate with consultants to check for any underground utilities and conduct a thorough site survey. This information is crucial for the building designer to create accurate plans that meet Chaffee County planning, zoning and building code requirements.

    The building designer then takes your vision and ideas and creates a design that aligns with your budget. This includes site plans, floor plans, 2D elevations, and even 3D renderings, so you can really visualize the space. It's important to remember that this is the beginning of an iterative design process. We'll work closely with you, going back and forth as needed, to refine the design until it perfectly captures your vision and works within your budget.

    Your interior designer will also begin developing design concepts and create a mood board to showcase their vision for the interior, perfectly complementing your style and preferences. Like the architectural design, the interior design process is also iterative. We encourage open communication and feedback to ensure every detail reflects your personal taste.

    We'll also offer our input on building methods and materials during the design phase to ensure everything stays on track with your budget and meets your expectations for a mountain home.

    Once you approve the concept plans, we'll provide you with a detailed estimate and an anticipated timeline for construction. Remember, an estimate is our best calculation based on the initial design and current market prices for materials and labor.

    This is a key stage where you can truly envision the potential of your new home and get a clear understanding of the investment involved. We'll then present a comprehensive Preliminary Agreement Proposal that outlines the next steps to tighten the budget and secure building permits.

  • Once you've approved the concept drawings and interior design, and you're comfortable with the estimated investment and timeline, we move to the next phase of refining the plans for building permit approval. This stage often involves further iterations and adjustments as we translate the approved concepts into detailed construction documents.

    This involves the building designer creating fully dimensioned plans, including detailed layouts for kitchens and bathrooms, along with comprehensive electrical plans. This is also the time when you'll finalize your material selections with the interior designer and confirm all specifications. We understand that making these final decisions can take time, and we're here to guide you through the process and answer any questions you may have.

    These detailed working drawings and finalized interior selections are essential for us to accurately price your project and provide you with a final budget.

    Porchlight Builders acts as your single point of contact, managing our valued team of local experts required for Chaffee County building permit approval. This may include soil testing, structural engineering, wildland fire, slope stability assessments (if needed), energy efficiency modeling and heating system design. Our comprehensive approach ensures every detail is taken care of, leading to a smooth and efficient approval process.

    At the end of the Preliminary Agreement phase, we'll review everything with you and provide you with a Budget Proposal, a detailed construction schedule timeline, consultant reports, and all the necessary documentation ready to submit for Building Approval. If any further pricing adjustments are needed due to design changes or material selections, we'll work closely with the designers to find solutions that still align with your vision and desired outcome before moving to the contract stage. This collaborative approach ensures transparency and prevents surprises down the road.

  • Item descriptionOnce we've collaborated to create a building proposal that perfectly suits your needs and budget, we'll prepare a standard industry contract to be signed by all parties. Upon signing, we'll coordinate the necessary documentation for construction to begin, including the final Planning, Zoning and Building Permit Approval.

  • We'll manage a clear and consistent timeline from the start of construction to the exciting moment we hand you the keys to your new home. Our experienced team will keep you informed and involved every step of the way providing regular progress updates and maintaining clear communication throughout the build. We'll also schedule regular site walkthroughs so you can witness your new home coming to life in person.
